Madison is a fantastic mid-sized city anchored by the Wisconsin State Capitol and the University of Wisconsin. The population of Dane County, where it sits, has grown steadily by 15% over the last decade, with no end in sight. This growth is thanks in part to a healthy economy with growth-oriented companies that are either headquartered in the area (Epic Systems, Exact Sciences, Sub-Zero/Wolf/Cove), or otherwise have a major presence there. The city is also well-known for the quality of its public education, affordability, and excellent quality of life.
Why we own this property
This fantastic property, consisting of two adjacent 4-unit buildings, was built in 2020. It has high-end finishes, in-unit laundry, and a 3 bed/3 bath layout. Because of these features, and its excellent location (proximity to highways and the airport), rents have continued to rise and cashflow is projected to remain excellent.
